Landscape maintenance. Regularly trimming the grass and foliage will improve airflow and reduce debris accumulation around the outdoor condenser units. Aim for three feet of clearance around the unit.

Cleaning. (NOTE: Turn off the power to your HVAC system at the exterior switch and the main breaker box before starting the cleaning process.) You can remove the fan cage from the exterior condenser units by removing the screws. A partner should help you hold the fan (which is wired permanently) while you clean out the unit. Next, use the spray setting of your garden hose to clean the fins around the exterior of unit. When you are done, replace the fan and turn on the power supply.

Leveling. The compressor may fail prematurely if the pad that it is placed on starts to tilt as the ground below it settles. To restore balance, check the unit and use weather-resistant shims.
